Despite being one of the most popular tourist destinations in Europe, the Croatian second-home resort market s heavily underdeveloped. The idea behind White Truffle Resort Istria is to create supply for this market to meet the current demand.

White Truffle Resort Istria will be the first project of its kind in the country, and represents a great investment opportunity.

PHASED CONSTRUCTION

5 Construction Phases

The project will be constructed on a 36.000 m2 land plot in Istria, Croatia. The development will be phased in order to mitigate risks associated with oversupply, lack of building materials, lack of manpower, etc. A total of 5 phases are planned (4 residential phases and 1 commercial phase).

A GREAT LOCATION

Project Location

The property where the project White Truffle Resort Istria (WTR) will be constructed consists of a series of land plots, located in the town of Livade in the municipality of Oprtalj in central Istria. Oprtalj is a municipality in the central northern part of Istria County, situated across the Mirna river valley from the town of Motovun, about 20 km northwest of Pazin (this part is known as the “Istrian Tuscany” among Croatians).

The area is not densely populated. Medieval towns are surrounded by pristine nature and a lot of green areas. The whole region is famous for truffles and an annual manifestation by the name “Days of Zigante truffles” is held in Livade every year.

Istria is well connected with the rest of Croatia and Europe. Due to its connection with a wider European area, road development suitably covers all needs and contributes to a balanced development of the coastal area and the inland Istria.

COMPETITION

Current Demand & Supply

There are only a few large resorts with residential units on the entire Croatian coast. The Skiper resort, located on the north-west tip of the Istrian peninsula in Savudrija, is the only large-scale resort in Istria. The only project that is currently under construction in Istria with residential units is the Petram Resort and residences, located close to the Skiper resort in Savudrija. The only larger existing scheme in inland Istria is Istarski Dvori, located near the municipalities of Višnjan, Tinjan and Sveti Lovreč, with villas offered for rental, but not for sale.

The second home market in inner Istria is characterized by an oversupply of single properties for sale, mainly villas. The high supply is a result of strong growth of tourism in Istria, as these villas are mostly rental properties.

Currently, there is no similar project to White Truffle Resort Istria, with a larger number of residences intended for sale in inner Istria, under construction or in any pipeline.
